The first step to buying a new home is to set up a call with us, where we get to know you, and we get to discuss your real estate goals, lenders, market conditions, offer process, Buyer's Agency, and more!
Pre-Approval
If you are looking to get a loan, getting pre-approved gives you the confidence in your budget, and it will save you time and stress when it comes to making an offer. Don't have a Lender? Don't worry: we have some we can recommend.
Shopping for your home
Based on your criteria, we send you properties directly from the MLS. Once you have selected which home(s) you would like to go and see, we schedule a private showing for you!
Making Offers
Once you have selected the home you would like to write an offer on, we help guide you through the entire process. We communicate clearly with the Listing Agent to make our offer is as competitive as possible while ensuring you are protected as a Buyer. If your offer is accepted, your Earnest money is due to the Title Company, which goes toward your Closing Costs.
Home Inspection
While a home inspection is optional, we highly recommend hiring a professional inspector to give you a full report on the health and safety of your new home. They will check things like the structural stability, roof, appliances, electrical and plumbing systems, HVAC, water heater, sewer lines, and radon levels. The cost depends on the size and age of the home, and ranges between $350-1,000+.
Appraisal
In most cases, your Lender will require an Appraisal before they can finalize you loan. They will schedule it directly for you and communicate with you on payment. The Appraiser will determine the value of your home.
